URA bars strata subdivision for commercial properties in Central Area
The Urban Redevelopment Authority of Singapore (URA) has prohibited strata subdivision for commercial properties in specific parts of Singapore’s central area with effect from 15th March 2022. This policy aims to maintain cohesive building management and high-quality developments. Exceptions are made for existing strata subdivided properties, and the rule does not affect them. The new guideline is part of efforts to ensure sustainable urban development and enhance the central business district's environment.
With the prohibition of strata subdivision, there's expected to be a severe shortage of strata-titled offices in the central area, especially for freehold premium-grade offices. 108 Robinson Road is one of the very few freehold strata-titled premium-grade offices left in CBD and investors & owner-occupiers stand to benefit immensely by taking advantage of this limited availability & opportunity.
Strata Subdivision Prohibition: Strata subdivision of commercial properties is no longer allowed in certain parts of the central area.
Objective: To maintain cohesive building management and high-quality developments.
Exceptions: Existing strata-subdivided properties are not affected by this new rule.
Goal: Ensure sustainable urban development and enhance the environment of the central business district.
